As you’re preparing to put your home on the market, you should put some serious thought into upgrading your kitchen. Many people agree that the kitchen is the central hub of the entire house and just a few tweaks to your current kitchen can significantly bump up the value of your home. Here are a few tips.

Remodeling Checklist

It can be a big task to remodel an entire kitchen, and it’s likely that you may not have to. Take an inventory of the most important features of your kitchen and decide whether they are due for an upgrade. Start with the main appliances, the refrigerator, sink, dishwasher, and stove. Are all of these working properly? Are they more than ten years old? Depending on your answer, it could be a worthy investment to replace them. Other functional areas of your kitchen include your flooring, counters, cabinets and pantry. Fortunately, these aren’t as expensive, and as long as they are in good condition, then you may only need to make some cosmetic fixes.

Money-Saving Improvements

There are also many small renovations that can significantly improve the look of your kitchen without breaking the bank. Just make sure that you’ve already done a check of your kitchen before, or had a professional inspection so that you won’t be covering up underlying problems with plumbing or electric. Once you’re ready, you can start by changing the handles and hardware on cabinets or polish the ones you have. This also works for faucets and knobs on your stove. Clean the grout in the tile of your floor or backsplash or add some fresh grout.  Lighting goes a long way to making a statement; you can replace outdated lighting fixtures to update the whole look of your kitchen. Similarly, a fresh coat of paint will give the kitchen a new look. You can also paint, stain or refinish your cabinets in a new color.

Staging Ideas

Cleanliness is the most essential part of staging a kitchen. Make sure all dishes are clean and put away. You can organize them so they look nice in the cabinets when homebuyers look. That said, don’t leave dirty dishes in your dishwasher in case homebuyers want to take a look there too. If you have empty shelves, fill them with neatly-arranged cookbooks or decorative items. You should also alphabetize your spice rack or arrange the food in your pantry by type. When cleaning get all of the corners and baseboards, and hard-to-reach or overlooked places like vents and ceiling fans. Take magnets and sticky notes off of your refrigerator. Also if you can, avoid cooking in your kitchen on days when you’re showing the house to prevent lingering odors. You’ve probably heard of the smell of cookies enticing homebuyers to purchase a house, but it’s not required. As long as your kitchen looks clean, well-organized, and livable, it will sell the house.
