Answers to the questions Anne Arundel County homeowners ask us most often.

Most residential roof replacements in Anne Arundel County range from $8,000 to $20,000 depending on roof size, pitch, material selected, and any underlying deck repairs needed. Blair Construction provides free estimates so you understand exactly what you're paying for before any work begins. Call us at 410-729-0777 to schedule yours.
In most cases, yes — if the damage was caused by a covered peril such as wind, hail, or a storm event. Damage from lack of maintenance or wear and tear is typically excluded. Blair Construction can help you document storm damage properly and work alongside your insurance adjuster throughout the claim process.
If your roof is under 15 years old with isolated damage (a few missing shingles, a small leak), a targeted repair is often the right answer. If your roof is 20+ years old, has widespread granule loss, multiple leaks, sagging areas, or damaged decking — replacement is usually the smarter long-term investment. Blair Construction will give you an honest assessment and both options when applicable.
First, stay off the roof. Document visible damage with photos from the ground or from windows. Avoid calling your insurance company before getting a professional inspection — you want an accurate damage report ready. Then call Blair Construction at 410-729-0777 for a rapid storm assessment. We can provide emergency tarping if needed to prevent interior damage while repairs are scheduled.
Yes. Blair Construction LLC holds Maryland Home Improvement Contractor license MHIC #69102. We carry full general liability insurance and workers' compensation coverage. You can verify our license status at any time through the Maryland MHIC online registry.
Most standard residential roof replacements in Anne Arundel County are completed in one to two days. Larger homes, complex rooflines, or commercial projects may take longer. We'll give you a realistic timeline in your estimate and keep you updated throughout the project.
The Maryland region faces high humidity, salt air (near the Bay), and "freeze-thaw" cycles in winter. We recommend Algae-Resistant (AR) shingles with copper-lined granules to prevent those common black streaks, and Class 4 Impact-Resistant shingles to withstand the high winds and nor'easters we often see in the Mid-Atlantic. GAF Timberline HDZ’s meet all of these requirements. They have an unlimited wind warranty that doesn’t exclude named storms like many manufacturers. Blair Construction is a “GAF Master Elite Installer” one of 3% Nationwide that has been factory trained and can offer a workmanship warranty up to 30 years backed by GAF the largest and oldest shingle manufacturer in North America.
We install a waterproof Ice and Water Shield beneath the shingles adhered directly to the plywood decking. Maryland code requires this to extend at least 24 inches inside the exterior wall line to prevent melting snow from backing up under your shingles and leaking into your attic.
Most full roof replacements in counties like Anne Arundel and Baltimore require a building permit. We handle the entire permitting process for you, ensuring the project meets the latest International Residential Code (IRC) standards, which is vital for your future home resale or insurance claims.
While Maryland law allows for two layers of roofing, we generally advise against it. A "lay-over" traps heat, which can void shingle warranties and hide underlying issues like rotted wood decking. We prefer a full "tear-off" to inspect the structural integrity of your home. With a layover you now have a layer of asphalt under the new roof instead of wood. So, the sun cooks the new shingle from the top and bottom as that underneath layer of asphalt heats up day after day. It shortens your new roof life span. You also have no idea how secure the second layer is while nailing into existing shingles and that makes it more prone to have blown off shingles issues.
Call Blair Roofing first at 410-729-0777 for a free storm damage assessment. We can document the damage with photos and help you determine if it's significant enough to warrant a claim, potentially saving you from a deductible payment for a minor repair.
Wind damage in our area often looks like creased, lifted, or missing shingles. "Old age" usually shows up as curling edges or granule loss in your gutters. We use drone technology to get a clear view of these specific markers.
We cover flower beds, protect HVAC units and flag irrigation heads to ensure your property stays exactly as we found it.
We perform a multi-pass cleanup using high-powered industrial magnets to sweep your driveway, lawn, and deck multiple times before we leave.
