Improper Flashing

Flashing is the process of sealing the areas where your roof has been penetrated with things such as vent pipes, chimneys, and HVAC systems. When this isn’t done properly and the flashing isn’t attached correctly, it can cause open seams. These open seams can eventually lead to tiles blowing off of your roof and lower puncture resistance to other objects.

Trees

Though we love the look of trees in our backyard, they often pose a problem for roofs when their branches hang over top of it. Overhanging tree branches can rub up against the roof as well as break and fall onto the roof, potentially causing serious damage. It is best to keep your trees trimmed to avoid these common roof problems.

Ventilation

Ensuring that your roof is properly ventilated is a very important part of keeping it in good shape. Home vents should be placed at the base and near the top of the roof so that warm air can leave through the top and cool air can be taken from the bottom. Proper ventilation helps to regulate the temperature and moisture levels in the attic. If your roof isn’t properly ventilated, moisture can build up, eventually causing damage to roofing shingles and sheathing. This can also cause your energy bills to increase more than it should.

Lack of Maintenance

One of the most common roofing problems is simply a lack of care and maintenance. A lot of problems start out small, but because there are no roof inspections being done, there is no way of identifying and fixing the problem early. It can be dangerous to get up on the roof and do an inspection yourself, so it is a good idea to hire a professional to perform semi or annual roof inspections to ensure that everything is in good shape.
